How property revaluations affect your rates this year

New property valuations by the State Government’s agency Landgate come into effect this year and will impact your rates total. 

2026 is a state-wide revaluation year when Landgate reassesses the Gross Rental Value (GRV) for all Perth metropolitan properties. These updated property valuations are then used to calculate this year’s local government rates.

GRV is an estimate of how much your property could earn each year if it were rented. Landgate independently reviews and updates these valuations every three years to reflect changes in the property market. Since the last revaluation, Perth’s property market has experienced significant increases in rental changes. 

The City uses the GRV provided by Landgate to calculate your rates (rate in the dollar x GRV = rates total). While Council sets the rate in the dollar each year, changes to your property’s GRV (determined by Landgate) will affect the amount you pay in rates. 

If your property’s GRV has increased by more than the average 36%, your rates will increase by more than the published rate revenue rise (5.95%). Likewise, if your GRV has increased by less than the average, your rates increase will be lower than the published rate revenue increase.
